Operational Procedures: Viewing & Enquiries Management

• Single Point of Contact: All inbound property enquiries, call-ins, and online leads for properties across England are routed through our central London team via +44 7799257007 and  +44 203 4324975.

• Direct Lead Handling: No portal leads or client enquiries are outsourced or redirected to automated external call centers. Every applicant is directly qualified by our in-house team.

• Operating Hours: Inquiries are handled directly by our staff from [ 9:00 AM – 6:00 PM, Monday to Saturday].

For property listings located beyond our immediate London catchment area:

• Centralized Vetting: Tenant and buyer pre-qualification, affordability checks, Right to Rent verification, and ID validation are managed centrally by our internal compliance officer prior to any viewing.

• Direct Booking Systems: Viewings are scheduled directly through our central Property Management System (PMS). Applicants receive confirmation and instructions directly from our team.

• Accompanied Viewings Strategy:
  • Dedicated Regional Agents: Viewings are conducted by our directly employed local property managers or contracted, compliant viewings officers who act under our direct instruction.
  • Digital / Virtual Viewings: Where appropriate, initial viewings are conducted via high-definition virtual tours, hosted live by our central team before an in-person viewing is finalized.

• Fee's: On company/corporate lets- A company is liable to pay us a "variable sourcing fee", If they wish to take on the lease after the viewing.

• Contracts: After viewing the property, If the person/company is happy to proceed with the property. They must sign the neccesry contracts with us to get access of the property.
